The short version

Our marketing site, appraise-assist.com, sets no cookies at all, and uses no analytics trackers and no advertising trackers.
Signing in at mcp.appraise-assist.com sets one short-lived security cookie, used only to protect the sign-in process from forgery. It expires within minutes and is not used to track you or to advertise to you.
When you check out or manage billing through Stripe, Stripe's own pages set Stripe's own cookies under Stripe's policy — we don't control those.
When you sign in with Google, Google's own sign-in page sets Google's own cookies under Google's policy — we don't control those either.
You can block or delete cookies in your browser at any time; see Section 6 for how, and what that affects.

1. Scope and who this policy covers

This Cookie Policy explains how Ruby Appraisals ("we," "us," "Ruby Appraisals"), a residential real-estate appraisal firm based in Colorado, USA, uses cookies and similar technologies in connection with appraise-assist. It covers our marketing site at appraise-assist.com and our tool library service at mcp.appraise-assist.com, and it describes the cookies that third-party pages we link to — Stripe and Google — set on their own pages when you use them as part of signing up for or using appraise-assist. This policy should be read together with our Privacy Policy, which covers the account, billing, and log information we collect more broadly.

2. What a cookie is

A cookie is a small piece of text that a website asks your browser to store, and to send back to that same website on later requests. Cookies are commonly used to keep you signed in, to remember preferences, or to track what you do across a site or across different sites (for analytics or advertising). "Similar technologies" covers things like local storage that work the same way for these purposes. This policy uses "cookies" to mean all of these.

3. Our marketing site sets no cookies

appraise-assist.com, including these legal pages, does not set any cookies. It does not run analytics software, and it does not run advertising trackers of any kind. You can browse it without anything being stored in your browser by us. The "Join the beta" link is a plain email link and sets no cookie.

Our tool library service at mcp.appraise-assist.com uses Google to sign you in. During that sign-in flow, our service sets one cookie of its own:

Purpose	What it does	How long it lasts
Sign-in security	Protects the sign-in process from cross-site request forgery. It is marked HttpOnly and Secure. It does not identify you to third parties, and we do not use it for analytics, tracking, or advertising.	Expires after about 10 minutes.

This cookie is strictly necessary for signing in — if your browser blocks it, sign-in will not work. Beyond this one cookie, our service sets no cookies of any kind; after sign-in, your AI assistant holds a sign-in token itself, not a browser cookie.

5. Cookies set by Stripe

When you subscribe to appraise-assist or manage your subscription, you're taken to a checkout or billing-portal page hosted and run by Stripe, our payment processor. Those pages are Stripe's, not ours, and Stripe sets its own cookies on them — for example to process your payment securely and to detect fraud. We don't control which cookies Stripe sets or how Stripe uses them. See Stripe's Cookies Policy and Stripe's Privacy Policy for details.

6. Cookies set by Google

Signing in to appraise-assist uses Google's own sign-in page. That page is Google's, not ours, and Google sets its own cookies on it under Google's own policy — we don't control which cookies Google sets or how Google uses them. See Google's Cookies Policy and Google's Privacy Policy for details.

7. How to control cookies in your browser

Every modern browser lets you see, block, and delete cookies, usually from a "Privacy," "Security," or "Cookies" section of its settings. Where to look, in current major browsers:

Chrome: Settings → Privacy and security → Cookies and other site data.
Firefox: Settings → Privacy & Security → Cookies and Site Data.
Safari: Settings → Privacy → Manage Website Data (macOS), or Settings → Safari → Advanced (iOS).
Edge: Settings → Cookies and site permissions → Manage and delete cookies and site data.

If you block or delete the sign-in security cookie described in Section 4, you will not be able to complete sign-in at mcp.appraise-assist.com. Blocking cookies on Stripe's or Google's pages may similarly prevent you from completing checkout or sign-in there — that's between you and those providers, under their own policies linked above. Because our marketing site sets no cookies of its own, blocking cookies has no effect on browsing appraise-assist.com.

We do not currently respond to browser "Do Not Track" signals, because we don't set any analytics or advertising cookies for such a signal to turn off. We likewise do not need to act on Global Privacy Control signals, because we do not sell or share personal information.

8. Changes to this policy

We may update this policy if the cookies we or our providers use change. If we make a material change, we will update the "Last updated" date above and, where appropriate, let you know by email or a notice on our site. We encourage you to check back from time to time.
