The short version
- appraise-assist is not an appraisal, and we are not your appraiser. It is a tool — scripted steps, rules, playbooks, checklists and scripts — that your own AI assistant calls, one step at a time, while you work a file. It does not replace your judgment.
- Everything appraise-assist produces — numbers, adjustments, narratives, checks, export files — is a draft or aid that can be wrong or incomplete. You review it, you verify it, you decide what goes in the report.
- You, the licensed appraiser, are solely responsible for the appraisal: the scope of work, the data, the analysis, the conclusions, the signature, and compliance with USPAP, your state board, your client or lender/AMC, and GSE/agency rules (Fannie Mae, Freddie Mac, VA, FHA, and others).
- If appraise-assist produces an export file for appraisal form software, check it inside that software before you rely on it.
- We make no promise about how a reviewer, underwriter, AMC, lender, or agency will treat your report.
- We are not affiliated with, and not endorsed by, Anthropic, OpenAI, a la mode, CoreLogic/Cotality, any MLS, Fannie Mae, Freddie Mac, VA, FHA, or any government agency.
1. What appraise-assist is — and is not
appraise-assist is a plugin for an AI assistant — Claude by Anthropic today, and ChatGPT by OpenAI where supported — that organizes a residential appraiser's workflow. It is a tool library: a set of scripted steps, rules, playbooks, checklists and scripts that your own AI assistant follows, step by step, on a guided path we call "the wheel."
appraise-assist does not perform appraisals. Ruby Appraisals is not the appraiser on your assignment, and nothing appraise-assist produces is an appraisal, an appraisal review, a broker price opinion, or any other form of valuation. appraise-assist does not give a valuation opinion, and does not give professional, legal, financial, tax, or investment advice of any kind.
appraise-assist does not replace your judgment as the licensed appraiser. It does the groundwork — calculations, data checks, draft language, export files — so you can review it and decide.
2. The licensed appraiser is solely responsible
If you are a licensed or certified appraiser using appraise-assist, you — not Ruby Appraisals, not appraise-assist, and not the AI assistant running it — are solely responsible for:
- the scope of work you select for each assignment;
- verifying the data you rely on, from any source;
- your analysis and your conclusions;
- signing, certifying, and delivering the report;
- complying with the Uniform Standards of Professional Appraisal Practice (USPAP);
- complying with your state appraiser licensing board's rules;
- complying with your client's, lender's, or appraisal management company's (AMC) requirements; and
- complying with the guidelines of any agency or GSE involved, including Fannie Mae, Freddie Mac, the VA, the FHA, and others.
appraise-assist is a tool you choose to use. Using it does not shift, share, delegate, or reduce any part of your professional responsibility or liability as the appraiser of record. That includes deciding whether and how to disclose your use of appraise-assist or AI assistance in the report — for example under USPAP's certification regarding significant appraisal assistance, or under any client, lender, or agency requirement to disclose AI or automated-tool use. If you are a trainee, your supervisory appraiser's responsibilities are unchanged by your use of appraise-assist.
3. Outputs are drafts and aids, not finished work
Everything appraise-assist produces — market statistics, comparable-sales adjustments, cost-approach figures, narrative text, data checks, and export files — is a draft or an aid for you to review, edit, and either accept or reject. None of it is final until you have reviewed it and made it your own.
These outputs can be wrong or incomplete. appraise-assist's scripts pull data from MLS exports, county public-records sites, licensed construction-cost data, mapping services, and the AI assistant's own output, and any of those sources can contain errors, be out of date, or be mismatched to the subject property. A script doing exactly what it was written to do can still produce a wrong answer if the underlying data is wrong.
Narratives
Any narrative language written with AI assistance must be reviewed and edited by you before it goes in a report. Treat it the way you would treat a draft written by a junior colleague — read it, check it against the facts of the file, and rewrite anything that is not accurate or not in your own professional voice.
Statistical adjustment support
appraise-assist's statistical adjustment support (statistical and paired-sales methods) is a tool to help you develop and document support for an adjustment. It is not a guarantee that any reviewer, underwriter, or agency will accept the adjustment, the method, or the conclusion. You decide what adjustment to use and what support to offer for it.
Export files
Where appraise-assist produces an export file intended for appraisal form software (for example, an import file for a la mode's WinTOTAL), you must open and check that file inside the destination software before relying on it or delivering a report built from it. We do our best to make these files accurate, but we do not warrant that any export will import correctly into any version of any third-party software — the destination software is the final check, not appraise-assist.
4. No guarantee about review or underwriting outcomes
We do not guarantee that a report prepared with appraise-assist's help will be accepted by any reviewer, underwriter, lender, AMC, GSE, or government agency, or that it will meet any particular turn-time, revision count, or outcome. Review and underwriting decisions are made by those third parties under their own standards, which appraise-assist does not control.
5. No affiliation
Ruby Appraisals and appraise-assist are not affiliated with, sponsored by, or endorsed by Anthropic, OpenAI, a la mode, CoreLogic/Cotality, any multiple listing service (MLS), Fannie Mae, Freddie Mac, the Department of Veterans Affairs (VA), the Federal Housing Administration (FHA), or any other government agency. Any product or company names mentioned are used only to describe how appraise-assist works with or alongside them. All trademarks, service marks, and trade names mentioned belong to their respective owners.
6. Where the work happens, and what that means for this disclaimer
appraise-assist runs scripted steps on our server, one step at a time, receiving only the files a given step needs — from a file your assistant attaches, your own connected Google Drive workfile folder, or a small local helper on your computer — and keeping nothing once the call ends (see our Data & Personal Information Handling page). Your AI provider (Anthropic or OpenAI) processes your conversation and whatever you share with it under your own account and that provider's own terms, which we do not control.
Because the judgment calls happen in your AI-assistant account and the inputs are your own files, appraise-assist cannot and does not promise that any particular output is correct for your file, your jurisdiction, or your client's requirements — only you, reviewing the actual file in front of you, can confirm that. See our Data & Personal Information Handling and Privacy Policy pages for the full detail on where data goes.
7. Personal information is handled on a best-effort basis
Appraisal files can contain personal information about borrowers, lenders, owners, and occupants. Some of appraise-assist's scripts try to remove or mask personal information before content is shared further, but this is best effort only. We do not guarantee that all personal information will be detected or removed, and we do not guarantee complete privacy. You decide what you put into your AI assistant and into any tool, and you are responsible for not sharing information you are not allowed to share, and for meeting your own confidentiality obligations — including USPAP confidentiality, your client or lender agreements, and any privacy law that applies to you (such as the Gramm-Leach-Bliley Act, where applicable).
8. Early access / beta status
appraise-assist is offered as an early-access, beta service. Features may change, be limited, or be unavailable at any time, and we do not guarantee any particular uptime.
9. No warranty
appraise-assist and its outputs are provided "as is" and "as available," without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that appraise-assist will be uninterrupted, error-free, or that any particular output will be accurate or complete.
